Building plans flouted? Pay double tax in Bengaluru

Owners of buildings- residential and commercial will soon be forced to pay double the property tax rates by the Brihat Bengaluru Municipal Corporation for flouting the pre-approved plans of any agency.

The Karnataka Law Minister JC Madhuswamy on Friday said that the Karnataka Municipal Corporations Act, 1976 has been amended to curb rampant violations of building norms that have led to collapses and other civic issues in the region.

The proposed penalty will be applicable to the owners of both residential and commercial buildings which have been approved by either the BBMP or other agencies in Bengaluru. In this regard, it was said by the Minister that: “the errant owners will have to pay twice the property tax till the deviation is corrected or the building is demolished”.

As of now, the law will be implemented only in Bengaluru. Depending on the success, it may be implemented in other parts of the state too.

The Karnataka government also recently set up a cabinet sub committee to look into the regularization of 75,000 unauthorized building constructions in 5000 acres of Bangalore Development Authority (BDA) or BDA approved layouts. Owners of these buildings are yet to pay any form of development fees.

This Cabinet Sub Committee headed by the Deputy CM Ashwath Narayan will soon recommend ways and penalties to regularize these buildings.

An earlier scheme called the Akrama-Sakrama had failed and ran into certain legal issues.
